You first need A Bounty for the Hunter finished and your friendship with him grown far enough; then a for-sale notice appears by the lodge door, or, if you are married to him, he raises the idea himself. Read the notice or hear him out, then buy it for 7,000 gold from Jofthor at Fellstar Farm in Ivarstead, who gives you the key.
